Terms of service
These terms govern your use of the LeakTicket website and application, operated by MLJ, SASU. Last updated March 2, 2026.
1. Acceptance
By creating an account, submitting the request form on this site, or using the LeakTicket application, you accept these terms in full. If you are agreeing on behalf of a company, a partnership or a family trust that owns rental property, you confirm that you are authorized to bind that entity. If you do not accept these terms, do not use the service. These terms, together with the privacy policy and the legal notice, form the whole agreement between you and MLJ, SASU regarding LeakTicket.
2. What the service is
LeakTicket is a hosted maintenance intake and record keeping tool for residential rental property. It gives each unit a permanent link and QR card that a tenant can use to report a problem with photographs, routes that report to you as a ticket carrying the unit number and the time of arrival, lets you dispatch the job to a vendor by text or email, and keeps a dated repair history for each unit including costs, photographs and closing notes. It produces exports in CSV and PDF for accounting, turnover and deposit purposes.
LeakTicket is not a rent collection system, a lease signing system, an accounting ledger, a background screening service or a legal document service. It does not perform repairs, does not employ or vet the vendors you dispatch, and does not supervise their work. It does not monitor habitability, code compliance or notice deadlines on your behalf.
3. Accounts and eligibility
You must be at least eighteen years old and able to enter a binding contract. You are responsible for the accuracy of the account details you give us, for keeping your login credentials confidential, and for everything done under your account by the people you invite to it. Tell us promptly at jimenezjulien42@gmail.com if you believe an account has been accessed without your permission. We may suspend an account where we reasonably believe it is being used unlawfully or in a way that endangers the service for others.
4. Acceptable use
You agree not to use LeakTicket to store or transmit unlawful material, to harass a tenant, to attempt to gain access to another customer's data, to probe or load test the infrastructure without written permission, to resell access without an agreement, or to scrape the service by automated means. You agree to use tenant photographs only for the maintenance, insurance, accounting and dispute purposes for which they were sent, and to comply with the landlord and tenant law that applies where each unit sits, including any rules on entry notice and on the retention of tenant records.
5. Plans, prices and billing
Three plans are published on the home page, in United States dollars, billed monthly in advance: Under 10 Units at $19 per month for up to nine units, Portfolio at $49 per month for up to forty units, and Manager at $119 per month for up to one hundred and fifty units and ten team logins. Prices exclude any sales tax or value added tax that may apply to your location, which is added at invoicing where it is due.
Your billing date is the day you first subscribe, and it repeats monthly on that day. Adding units inside a month adjusts the next invoice rather than issuing a separate charge. Exceeding the unit limit of your plan for two consecutive months moves you to the next plan up, and we tell you by email before that takes effect. We may change published prices, and if we do we will give existing subscribers at least thirty days notice by email before the new price applies to their account.
6. Cancellation and refunds
You can cancel at any time from the billing page in your account, without contacting support and without a cancellation fee. Cancellation takes effect at the end of the billing month you have already paid for, and no further charge is made after that. We do not prorate partial months. If we materially reduce the service during a paid month, or if a charge was taken in error, contact us and we will refund the affected period. Your records stay exportable for thirty days after cancellation, as described in the next section.
7. Your data and who owns it
Your tickets, photographs, unit records, vendor lists and exports belong to you. We claim no ownership of them and we do not use them to train models, to build products for other customers, or to sell to anyone. We process them only to run the service for you, to support you when you ask, and to meet a legal obligation if one arises. You can export everything at any time as CSV with the photographs in dated folders. After cancellation, your data stays available for export for thirty days, is then removed from live systems, and is removed from backups within a further sixty days.
You are responsible for having a lawful basis to collect and hold the tenant information you put into the service, and for honoring tenant requests about that information where the law where you operate gives them such rights.
8. Availability and support
We aim to keep LeakTicket reachable at all times and we publish planned maintenance in advance where it will interrupt service. We do not promise uninterrupted availability, and access may be affected by events outside our control, including failures at our hosting provider, network outages, or acts of government. Support runs Monday to Friday by email, with a target first response of one business day. Phone support is included with the Manager plan.
9. Warranty disclaimer
The service is provided on an as is and as available basis. To the fullest extent permitted by law, we disclaim all implied warranties, including merchantability, fitness for a particular purpose and non infringement. We do not warrant that the service will meet every requirement of your operation, that it will be error free, or that a record produced by the service will be accepted as evidence by any court, arbitrator, insurer or public authority.
10. Limitation of liability
To the fullest extent permitted by law, our total liability arising out of or in connection with the service, whether in contract, tort or otherwise, is limited to the total fees you paid us in the twelve months before the event that gave rise to the claim. We are not liable for indirect or consequential loss, for lost rental income, for property damage caused by a repair that was performed, delayed or not performed, or for the acts of any vendor you dispatch through the service. Nothing in these terms excludes liability that cannot be excluded by law.
11. Indemnity
You agree to indemnify and hold harmless MLJ, SASU, its director and its suppliers against any claim, damage, loss or reasonable legal cost arising from your use of the service in breach of these terms, from content you upload, or from a dispute between you and a tenant, a vendor, a co owner or an insurer.
12. Changes to these terms
We may update these terms to reflect a change in the service, in our suppliers or in the law. The current version is always published on this page with its date. If a change materially reduces your rights, we will email account holders at least thirty days before it takes effect, and continuing to use the service after that date means you accept the revised terms. If you do not accept them, you may cancel under section 6.
13. Governing law and contact
These terms are governed by French law. Any dispute that cannot be settled amicably falls under the exclusive jurisdiction of the competent courts of Paris, France.
